Rental Criteria

Apartment Rentals KC provides equal housing opportunities to all. Deposits vary depending on the space you are interested in and are due upon reservation of a specific rental unit. All deposits are fully refundable up to 48 hours after the deposit has been made. Cancellations after the 48 hour grace period will result in forfeiture of deposit.

We are a pet-friendly company and welcome your pet into our homes. Dogs, cats and some exotic pets will be approved with a photo and record of all applicable shots and licenses. Our weight limit is 40 lbs. and there is a 2 pets per household maximum.

In order to process your application request please be advised of the following criteria for approval.

  • All applicants must be 18 years or older with verifiable photo ID.
  • Occupancy is based on a maximum of 2 people per bedroom.
  • Income required for approval in a minimum of 2.5 times the amount of your rental amount.
  • No prior evictions and/or judgements for rent and/or possession.
  • No outstanding utility bills and must have the ability to establish utility service in your name with verifiable confirmation of service.
  • 50% or better positive trades on credit report.
  • No open bankruptcies accepted. Discharged bankruptcies will be considered with proof of discharge.
  • A search of public records will be conducted to determine whether the applicant has charges pending for, been convicted of, or plead guilty or no contest to, any: drug-related crime; person crime; sex offense; crime involving financial fraud, including identity theft and forgery; or any other crime if the conduct for which the applicant was convicted or is charged is of a nature that would adversely affect the property of the landlord or a tenant or the health, safety or right of peaceful enjoyment of the premises of residents, the landlord or the landlord’s agent. A single conviction, guilty plea, no contest plea or pending charge for any of the following shall be grounds for denial of the rental application. Expunged records will not be considered:
  • Murder, manslaughter, Class A felonies involving arson, rape, kidnapping, child sex crimes where the date of disposition, release or parole has occurred in the last 20 years.
  • Criminally negligent homicide, aggravated vehicular manslaughter and Class A felonies not included above for drug-related crimes, person crimes, sex offenses, financial fraud crimes, burglary, where the date of disposition, release or parole has occurred in the last 10years.
  • Class B felony for drug-related crimes, person crimes, sex offenses, financial fraud crimes, aggravated theft, where the date of disposition, release or parole has occurred in the last 7 years.
  • Class C felony for drug-related crimes, person crimes, sex offenses, financial fraud crimes, burglary, theft, criminal mischief, coercion, animal abuse, where the date of disposition, release or parole has occurred in the last 5 years.
  • Class A misdemeanor for drug-related crimes, person crimes, sex offenses, financial fraud crimes, criminal impersonation, violation of a restraining order, criminal mischief, stalking, disorderly conduct, unlawful possession of a firearm, possession of burglary tools, where the date of disposition, release or parole has occurred in the last 3 years.
  • Class B misdemeanor for drug-related crimes, person crimes, sex offenses, financial fraud crimes, disorderly conduct, where the disposition, release or parole has occurred within the last 18 months.
